<p>So dia pass kat aku cek dan salinan ic untuk aku mewakili dalam lelongan disebabkan lelongan diadakan pada waktu bekerja. Aku dah siap preparekan bank draf 2 hari sebelum lelongan. Seperti biasa aku pilih CIMB sebab hanya dikenakan cas RM2.15 sahaja utk buat bank draf. Kalau buat kat Maybank, kena RM5. Double tu.</p>
<p>So bila sampai di Ng Chan Mau, aku adalah orang yg pertama register. Hanya ada satu unit sahaja called pada hari itu. Unit yang sedang ditunggu oleh En. Azhar Teratak. Lepas register je terus pergi Restoran Hakim bersebelahan untuk membasahkan tekak sambil memikirkan strategi.</p>
<p>Bila masuk balik, jumpa satu agen cina tua. Dia ni agen dan investor. sama macam aku. Bila dia tanya aku, dia sudah tau berapa range sewa kat area yg aku nak masuk tu. Dia dulu pun ada satu unit kat situ. Kita orang tahu mana agen yang serious dan yang mana satu &#8220;ulat gonggok&#8221;. Hari ini lansung tak ada ulat gonggok kat NgChanMau. Aku pelik jugak. Ada sebab ni.</p>

<p>Bila lelongan dimulakan, Mr Foong kata cuma ada dua unit sahaja yang ada pembeli dan kedua-duanya mendapat harga risab! yee haa..Alhamdulillah.<br />

<p>Lepas sign kontrak, terus naik ke Ehsan Auctioneers. Tu dia&#8230;baru la penuh dengan ulat gonggok&#8230;rupa-rupanya kat sini dah kira macam mega auction dianjurkan oleh Citibank. </p>
<p>Malam pulak aku settlekan masalah dengan Penyewa Penara Aku. Ada lagi satu kisah yang akan membuatkan korang tak duduk senang.<br />
Aku belum sempat nak buat follow up kisah  <a href="http://tuanbri.com/blog/2010/02/desa-mentari-part-5/"> Desa Mentari </a>.</p>

<p>Hari ini Satu Solution mendapat panggilan daripada Cengkuk untuk Ops Masuk dijalankan ke atas unit tersebut.</p>

<p>Kondominium Sri Angsana Hilir&#8230;&#8230;<strong>TAHUN 2005</strong></p>
<p>KUALA LUMPUR: Pembeli Blok C Kondominium Sri Angsana Hilir, Ampang, dekat sini akan menghantar surat rasmi kepada Majlis Perbandaran Ampang Jaya (MPAJ) bagi menyelesaikan masalah ‘waran tahan’ berikutan kegagalan membayar cukai pintu kepada pihak berkuasa tempatan (PBT) itu. Penghantaran surat rasmi mengandungi tanda tangan semua pembeli unit kondominium itu akan dilakukan dalam tempoh terdekat bagi menyelesaikan kemelut yang melanda mereka. </p>
<p>“Malangnya, kini pembeli pula menerima kejutan apabila ‘waran tahan’ dihantar kepada pembeli oleh MPAJ kerana kegagalan mereka untuk menjelaskan cukai pintu yang berjumlah RM500 setahun. “Apa yang kita kesalkan, MPAJ memang sedia maklum mengenai masalah yang dihadapi tetapi pihak berkenaan tetap juga mengeluarkan ‘waran tahan’ kepada pembeli unit kediaman ini,” katanya pada sidang media selepas mengadakan sesi perjumpaan dengan pembeli Blok C Kondominium Sri Angsana Hilir, dekat sini, kelmarin.</p>
<p>Ong yang juga Timbalan Menteri Belia dan Sukan berkata, pihaknya akan meminta MPAJ membatalkan ‘waran tahan’ yang dikeluarkan itu kerana unit kediaman yang dibina sejak 1993 itu masih kosong berikutan kegagalan pemaju menyiapkannya.</p>

<p>KUALA LUMPUR: Empat buah lot kondominium sudah siap namun yang satu lagi terbengkalai tanpa diketahui sebabnya. Itulah yang terjadi di sebalik kemegahan Kondominium Sri Angsana Hilir, Desa Pandan. Tinjauan KOSMO!semalam mendapati kondominium eksklusif yang 70 peratus siap itu didakwa telah dibina sekitar tahun 1992. Lot yang terbengkalai ekoran kemelesetan ekonomi yang melanda negara sekitar tahun 1997.</p>
<p>Seorang pengawal keselamatan yang tidak mahu dikenali memberitahu, tahap keselamatan bangunan itu begitu membimbangkan. &#8220;Sebelum tahun 2000, ia menjadi sarang penagih melepaskan gian,&#8221; katanya yang sudah berkhidmat lebih dari 10 tahun. KOSMO!juga mendapati kondominium itu dengan mudah dicerobohi lantaran tidak dipagari.Selain itu, penduduk berhampiran juga khuatir tempat itu menjadi tempat pembiakan nyamuk. Selain itu, sejak kebelakangan ini ramai warga asing yang tidak diketahui status mereka telah menjadikan kondominium itu sebagai penempatan haram sementara mereka. &#8220;Saya selalu buat rondaan di kawasan itu dan dapati banyak pakaian disidai di dalam kondominium,&#8221; kata rakan pengawal itu.</p>
<p>Dalam pada itu, dia juga memberitahu KOSMO!bahawa sehingga kini tiada usaha kerja-kerja untuk menyiapkan kondominium itu disambung dan pemandangan kondominium itu. Apa yang dapat dilihat ia terus ditutupi belukar yang semakin tumbuh menjalar.<br />

<p>Sri Angsana Hilir&#8230;&#8230;<strong>TAHUN 2010</strong></p>
<p>KUALA LUMPUR 3 Jun &#8211; Sebuah blok kondominium 21 tingkat di Sri Angsana Hilir, Ampang, dekat sini, masih belum siap sepenuhnya kerana tidak memiliki Sijil Layak Menduduki (CF). Namun apa yang mengejutkan, kondominium itu kini dihuni beratus warga asing. Lebih memeranjatkan apabila ada di antara mereka yang bertindak pula sebagai &#8216;penghulu&#8217; untuk mengutip sewa dan mengaut keuntungan sehingga mencecah puluhan ribuan ringgit sebulan.</p>
<p>Bagaimanapun, perbuatan lelaki yang dikenali sebagai &#8216;Wak Radin&#8217; sejak setahun lalu itu sampai ke penghujungnya apabila kediaman tersebut diserbu polis awal pagi ini. Menurut Ketua Polis Daerah Ampang Jaya, Asisten Komisioner Abdul Jalil Hassan, dalam serbuan pukul 4.30 pagi, seramai 180 warga asing dan 12 rakyat tempatan ditahan. Katanya, antara ditahan termasuk lelaki yang menyewakan kondominium itu kepada orang lain dengan bayaran RM500 sebulan. &#8220;Siasatan polis mendapati dia menyewakan 48 unit dalam blok kondominium yang tidak mempunyai CF itu kepada rakyat tempatan, warga Indonesia dan Myanmar. Dia juga dikesan membuat sambungan air dan elektrik secara haram. &#8220;Pada mulanya, hanya tingkat pertama dijadikan rumah sewa tetapi ia terus bertambah kepada enam tingkat.</p>
<p>&#8220;Dianggarkan keuntungan yang dikaut lelaki itu mencecah RM62,000,&#8221; katanya pada sidang akhbar di Ibu Pejabat Polis Daerah (IPD) Ampang Jaya dekat sini hari ini.</p>
<p>Tinjauan Utusan Malaysia kemudian mendapati, Kondominium Sri Angsana Hilir mempunyai tiga buah blok bangunan yang masing-masing setinggi 21 tingkat. Dua daripada blok itu sudah lama dihuni oleh kebanyakannya penduduk tempatan. Hanya satu daripada blok kondominium itu yang belum memperoleh CF digunakan oleh warga asing terbabit untuk diduduki secara haram. Menurut Abdul Jalil, siasatan turut mendapati kawasan kondominium itu menjalankan aktiviti tidak bermoral seperti pelacuran selain sering berlaku kes curi motosikal. Beliau mengingatkan orang ramai agar jangan terpedaya dengan harga sewa rumah yang murah kerana ia mungkin rumah sewa haram.</p>

<strong>PETALING JAYA (May 20, 2010):</strong> SHE is chauffeur-driven in an official four-wheel drive on duties and states her address in official documents as a double-storey corner terrace house in Kota Damansara. But Sharipah Marhaini Syed Ali is also the owner of the low-cost apartment in Ara Damansara and happens to be the planning director of the Petaling Jaya City Council (MBPJ).</p>
<p>She is not the only senior official owning a low-cost apartment.</p>
<p>MBPJ’s senior assistant engineer, Hanizah Katab, owns one in the same block – and so does about 500 other MBPJ employees, many using the names of wives, husbands and relatives to own low-cost homes in Petaling Jaya.</p>
<p>By her own admission, Sharipah is not the only director who owns a low-cost flat. Questioned by a councillor, she charged that there are other &#8220;directors and deputy directors&#8221; who own such properties.</p>
<p>In a reply to a memo from Deputy Mayor Puasa Md Taib dated Feb 4, Sharipah argued that &#8220;if the policy is that those earning above RM2,500 are not eligible, then all the other officers involved should be asked to explain&#8221;.</p>
<p>Going by the state government’s guidelines on eligibility for low-cost units, they would not qualify by a mile because only those having combined family income of less than RM2,500 a month can apply.</p>
<p>However, according to Sharipah, there was a policy introduced in 2001, when the council took over squatter eradication efforts from the state, to allocate low-cost units to council staff.</p>
<p>This decision, however, was in contravention of the state’s policy, which restricted the sale of low-cost units to those with a household income of not more than RM2,500.</p>
<p>Executive councillor in charge of poverty eradication Dr Xavier Jeyakumar said the policy still stands. &#8220;The state government’s policy on first-time ownership of low-cost units has not changed, and any exemption by the housing department must be sanctioned by the Exco,&#8221; he said.</p>
<p>However, documents made available to theSun revealed how the RM2,500 criteria could be circumvented (see also page 8).</p>
<p>Most, if not all, the low-cost units are not owner-occupied. Instead, they are an extra source of income because they can fetch rentals of up to RM500 a month.</p>
<p>Sharipah’s monthly bank loan repayment is RM322. Her apartment has been unoccupied for two months. According to neighbours, the Indonesian construction workers who were renting it had left for Kuantan after finishing a development project nearby.</p>
<p>Hanizah is collecting RM400 a month from an Indian family of six.</p>
<p>However, a search at MBPJ’s Valuation Department showed that in her application for the low-cost flat, Sharipah gave her address as a double-storey corner house on Jalan Nuri, Section 7 Kota Damansara, estimated at about RM450,000. Hanizah gave an address in Nilai.</p>
<p>The issue of MBPJ staff owning low-cost flats was first raised by councillor K.W. Mak in February when he asked the State Select Committee for Competency, Accountability and Transparency (Selcat) to investigate the non-compliance and malpractices in the sale of such apartments to non-eligible applicants.</p>
<p>In a statement last week, Mak said he had written to Mayor Datuk Roslan Sakiman on April 29 to also conduct investigations.</p>
<p>Mak raised the issues after receiving complaints from former squatters who were promised low-cost units but never received offers once the construction of the low-cost flat was completed.</p>
<p>&#8220;These former squatters have shown me proof that they were interviewed and given alternative accommodation prior to waiting for the demolition of their village to make way for development and subsequent relocation to the completed flat in their former locale,&#8221; he said.</p>
<p>Last week, two residents who had complained to Mak turned to theSun claiming that MBPJ officers had taken away apartments meant for them.</p>
<p>Mak said he has yet to see documents supporting the so-called policy to open up low-cost units to council staff.</p>
<p>In a statement today, MBPJ said developers offered excess units in eight low-cost housing schemes, on private lands, to its management team from year 2000.</p>
