Masa bidding di Ng Chan Mau, ada sorang mamat ni kata dia cam aku. Dia silent reader blog aku. Pada hari tersebut, dia berjaya dapatkan satu rumah lelong di kepong pada harga reserve! Pada mulanya unit ini ada Klien Satu Solution nak masuk tetapi atas sebab-sebab tertentu, dia menarik diri di saat akhir. Percubaan klien aku pada hari tersebut gagal, untuk mendapatkan rumah lelong pada harga reserve price.  Sebenarnya ada 2 bidders, aku dan sorang ajen cina. So bila auctioneer announce ada2 bidders, aku tgk muka ajen cina tu berubah.  Dia mesti ingat dia tak dapat. Mr. Foon from Ng Chan Mau usually will increase the reserve price if there are 2 bidders or more. The chinese guy raised his paddle first, and i stick to my client’s instruction…Reserve Price…i have to let him win…later, i can see the agent smiled all the way..he was lucky. Sorry Nija. Cuba lagi.

Lepas auction tu, cam biasa lah.Mesti ada sesi TT. Bila lepak dgn En. Man (itu je nama yang dia bagitau aku), aku ckp kita boleh tolong dia buat Ops Masuk utk rumah lelong yang baru dimenangi. 1 week later, dia contact aku.

Rumah dia well guarded.

Ni bukan Pak Guard! Inilah Encik Man, pemilik baru rumah lelong ni.

Ruang tamu yang complete!

Dapur pun complete! Dalam peti sejuk tu, ada susu kotak (expiry date 2007)

“Sayalah owner baru tu” dengan bangganya En. Man memberitahu jiran sebelah.

Siap ada hadiah lagi untuk pemilik baru..apa Faris kacau ni? Bukan hadiah dia, sibuk je.

The question is why the owner left his house in this manner ?

Whats with the rush ?

Everything is still intact. Even the dolls next to the sofa. He even didnt have time to open the present ?

Could this be the answer ?

Hari ini SatuSolution dikerahkan tenaga awal pagi untuk Ops Masuk di Genting. Rumah lelong yang dimenangi oleh Mr. Renza ini terletak di kawasan yang sejuk dan tempat orang selalu pergi bercuti.

Kami bergerak awal pagi dengan En. Renza menaiki kereta rasmi satuSolution yang dipandu oleh Faris. Dalam perjalanan, kabus agak tebal sehingga ada satu masa kami ditelan oleh kabus. Tak nampak apa-apa. wow! syoknya kalau dapat bercuti kat Genting !

Sampai di Pos Pak Guard, dia dah start bnyk questions. En. Renza cuba untuk menangkis segala soalan yang diajukan. alhamdulillah, berjaya kami untuk meloloskan diri daripada drpd SoalSelidik al-ala FBI.

In the morning, as usual MachaFaris will be late and i am the one who will be waiting for him at the Office.

1st Destination – Tiara Beach Resort
-Went there to collect keys for 2 units. My father-in-law’s and JV (Matt & Nasir & Oja).
-Met Puan Zila, Chief Housekeeping…sempat lagi dia sound…2 bilik ni dah prepare untuk handover minggu lepas lagi..apsal hari tu kata nak datang, tak datang ?
(ada sebab kenapa aku tak dapat datang, disebabkan experimen budak2x nakal).
- So we went to each unit to check if there is any defect. So far so good.

So anybody want to go for Holiday ? Both units are up for rent. Unit Tiara Beach Resort untuk disewa. Cuti sekolah dah makin hampir. Pastikan anda buat tempahan awal untuk mengelakkan kekecewaan.

Unit untuk disewa ialah :
1) Unit 2 bilik Blok C – Pool View RM260 Weekend Rate
2) Unit Studio Blok D – Country View RM180 Weekend Rate

2nd Destination – Bangi
-Survey was done on one unit up for auction, for our client, Pn N.
-Bila sampai di lokasi, keadaan pintu depan umah ni agak pelik sikit. Pintu di luar, Grill di dalam.
Jagi agak sukar untuk kami mengenalpasti samaada ada org atau tidak dlm rumah tersebut.
Setelah salam diberi, pintu diketuk beberapa kali, masih lagi tiada jawapan. Jiran sebelah pun mula sampai. Aku tanya dia siapa yang tinggal kat unit ni.
Dia jawab, Pekerja Kilang. Bila tgk meter eletrik, tak jalan. Tapi lampu dalam rumah terpasang. Aku tinggalkan notis. Tinggal nombor telepon. On the way to Cyberjaya, a girl sms me. scolded me on why i knocked her housedoor without giving salam first. I called her up. saying that im sorry, i just want to have a simple chat. She is a factory worker, renting the unit Rm300 and she was all alone at that time. Sorry again!

3rd Destination – Cyberjaya
-Went to pass contract to Mr. Ismail (CyberMillionaire)
-Eat at Algeria’s Restaurant (Macha eat MIX Grill, not the same with William’s)

4th Destination – Shah Alam
-Collected bank draft for tuesday’s auction (Rajan’s) from En. Nija.

5th Destionation – Office
-My bike parked there.

6th Destination – Home Sweet Home!

Too bad ..eventhough he used his tactic, still failed to win the property.

He represent the meaning of Never Give Up!.

Puan Aisyah disappointed. First time bidding. But still it is a good experience for her.

Kekalahan demi kekalahan SatuSolution hadapi….

Today we have 3 auction venues. Renaissance Hotel, Berjaya Times Square and one in Seremban.

I did even ask the auctioneer in Seremban and he confirmed that the unit is still on for auction. Just so that we dont waste time and money to go as far as Seremban.

So i went to RHB Mega Auction and MachaFaris went to CIMB Mega auction. In RHB itself, there are 2 auctioneers were involved in. Penat meh…mau masuk sana, masuk sini..

As usual, RHB Mega Auction mesti start lambat…sebab ramai lagi yang tengah register pada saat-saat akhir.

Apartment Ilham kalah pada RM101k, Mutiara Magna kalah pada RM71k, Saujana Ria kalah pada 39k.

Surprisingly, Teratak Muhibbah got only 1 bidder…Tahniah Aliff. Tuesday morning i will collect the contract from the auctioneer.

Guys, Tomorrow is our Hari Terbuka.

Anybody willing to buy this ? I received few calls regarding this house, but when they look at the condition, it turned them off.

My opinion, its still a worth buying house if and only if you want to settle there.

Our client has won the unit few months ago.  She decided  to bid for that unit after consulting a few friends of hers. Later, she engaged Satu Solution to met the x-owner and come up with a deal. Two meetings were set up by me. The meeting resulted in the xowner came up with the idea of paying back the deposit paid by her  and she will let go the unit…deposit burn..BUT he couldnt came up with the cash that he promised after a timeframe of 2 weeks.

Fast foward……

Machafaris and me went to the unit after so many attempts of calling the x owner failed. Not picked up or cannot be reached.

The heated discussion resulted with :

1) he will get opinion from his ‘policeman’ friend.

2) he will try to purchase back the unit on his wife’s name, using bank loan.

3) he dont want to move out !

4) why he have to pay rent staying in his house ? (we kept mentioning its no longer his).

talk, negotiate, resistance.

He promise with us he will get back to us a day after tomorrow…..to be continued….
