			<content:encoded><![CDATA[<p>Anda mahukan tips untuk membeli rumah lelong ataupun anda mahu tips untuk membuat pelaburan hartanah lelong. Soalan ini kadang-kadang mengelirukan kita.</p>
<p>Tips daripada saya untuk anda yang ingin membeli rumah lelong :</p>
<p>1) Biasakan dengan acara lelong.</p>
<p>ini supaya kita tahu segala prosedur yang terlibat dalam proses lelong. Rumah lelong yang dilelong adalah bersyarat. Apa yang anda perlua buat sekiranya didekati oleh Ulat Gonggok juga dikenali sebagai ulat lelong.</p>
<p>2) Tetapkan had anda</p>
<p>jangan emosi ketika membida. Pastikan anda telah menetapkan had anda sebelum masuk lelong. Bahaya bila emosi tidak terkawal, rumah dibida melebihi harga pasaran. Parah nanti bila nak buat pinjaman, bank tak mahu cover 90% drpd harga menang.</p>
<p>3) Tiba di tempat lelongan awal</p>
<p>Ada kawan yang selalu masuk lelong dan selalu datang bila masa daftar dah nak tutup. Ada satu ketika, dia tidak dapat mendaftar untuk lelongan tersebut dan rumah tersebut dijual pada harga Risab sahaja&#8230;Rugi tak?</p>
<p>4) Jangan Emosi</p>
<p>rujuk kepada no 2. Bersangkut paut.</p>
<p>5) Dapatkan pandangan yang jelas</p>
<p>saya selalu berdiri di belakang sekali. Supaya kita dapat mengenalpasti musuh-musuh kita dalam lelongan dan kita dapat membuat keputusan berdasarkan pemerhatian kita terhadap mereka.</p>
<p>6) Serahkan tugas membida kepada Pakar</p>
<p>dalam kes ini, pakar kadang-kadang dapat mengetahui info yang org lain tidak tahu. Tak percaya ?</p>

<p>Kisahnya bermula begini&#8230;&#8230;&#8230;</p>
<p>RITZ Hotel yang terletak di Piccadilly, London dikatakan akan dijual pada harga $250j oleh pemilik sekarang, Adik Beradik Barclay. Adik beradik ini terkenal dengan sikap suka berahsia. Encik AL sedang mencari pembeli yang mampu membayar $250j utk hotel tersebut. Berjumpalah beliau dengan Introducer Patrick yang membawa Encik AL berjumpa dengan Karen, Direktor Sykt yang biasa membuat jualbeli hartanah komersial.</p>
<p>Encik AL sanggup berkongsi keuntungan dengan Karen sekiranya dia berjaya mencari pembeli Hotel Ritz iaitu $50j, dimana Encik AL akan membeli hotel tersebut pada harga $200j dan terus buat flipping kepada ready buyer. Tak ada exit penalty.</p>
<p>Karen dengan yakin terus menghubungi Terence dan mereka menandatangani Perjanjian Rahsia &#8220;Notting Hill&#8221; bersama Encik AL. Peguam Encik AL, Conn Farrell bertanggungjawab menyediakan perjanjian tersebut dan memastikan perjanjian tersebut di stamping kan. Ye lah&#8230;.nak jadikan perjanjian tersebut sah dalam mahkamah. Sekarang ni semua perjanjian orang nak hantar stamping. Ingat kalau tak stamping, tak sah ke?</p>
<p>Boekhoorn, seorang pelabur yang juga biasa melabur dalam hartanah dibawa masuk oleh Terence dengan modal $1j, sebagai deposit bagi kepada Encik AL, kira macam earnest deposit. Supaya projek ni tak diberi kepada orang lain.</p>

			<content:encoded><![CDATA[<p>Dalam pengalaman aku sebagai Juruaudit Luar, ramai Klient Firma aku yang tak berapa faham akan struktur Fi Audit kami. Semuanya dikawal oleh satu badan/kesatuan. Tak boleh sewenang-wenangnya mengenakan fi kepada klient. Sama juga bagi mana-mana profesional seperti Doktor, Peguam, Juruukur dan sebagainya.</p>
<p>Dalam kes kita ni, peguam memainkan peranan penting. Sepatutnya Peguam yang menasihatkan kita dalam pelaburan hartanah ni. Tapi &#8220;Be Alert&#8221;. Tak semua peguam macam tu. Ada yang buat kerja sambil lewa. Pengalaman aku bersama Tetuan Saufi Putra and Associates yang beribu pejabat di Batu Caves, Tetuan Mohd Ali and Co yang beribu pejabat di Setiawangsa dan Tetuan Ram Reza and Muhammad beribu pejabat di Gombak membuatkan aku lebih berjaga-jaga dan sentiasa memantau kerja mereka.</p>

<p><strong>Consultants said to advise Govt on  four main aspects including suitability and cost</strong></p>
<p>PETALING  JAYA: The feasibility study on the proposed RM36bil mass rapid transit  (MRT) system by Gamuda Bhd and MMC Corp Bhd is expected to be presented  to the Government in about three months time, said a source familiar  with the matter.</p>
<p>It was earlier reported that the Government had  appointed two independent consultants – Minconsult Sdn Bhd and Andercon  Technologies Ltd – to carry out the study.</p>
<p>The source said the  consultants had been given a period of 12 weeks to revert and present  their recommendations on the project to the Government.</p>
<p>“They are  to review and advise the Government on the MRT proposal in relation to  its suitability with policy objectives, strategies on public transport,  socio-economic benefits as well as its feasibility and cost,” it said.</p>
<p>It is understood that the consultants have been hired by the Finance  Ministry in consultation with the recently-formed Land Public Transport  Commission or SPAD.</p>

<p>SPAD is supposed to  coordinate, integrate and regulate all public transport systems in the  country as well as come up with a masterplan.</p>
<p>Previous reports  indicated that the MRT project might start as soon as early next year.</p>
<p>To recap, MMC and Gamuda in a joint venture, had submitted a  proposal dubbed the Klang Valley integrated transportation system, which  was presented to the Economic Council in February..</p>
<p>The proposed  MRT network consists of two radial lines and a circle line, which has  similarities with the train networks in most major cities. It is  commonly known as a “wheels and spokes” concept.</p>
<p>In total, the  MRT network will cover up to 150km of lines, with about a third of them  to be built underground.</p>
<p>Although analysts are generally positive  about the project, questions remain as to whether the Government can  afford such a massive project. It is also left to be seen if the  Gamuda-MMC proposed MRT project will be part of SPAD’s public transport  masterplan</p>
<p>Minconsult is multi-disciplinary engineering and  project management company that offers a wide range of engineering  consultancy services in the civil and structural, mechanical,  electrical, petrochemical and environmental fields.</p>
<p>The company  was involved in bridge maintenance and management system study for KTMB  Bhd, Phase 1 of Star LRT system (now Ampang Line) and the feasibility  study for the proposed Kota Damansara-Central Business District-Cheras  LRT line, according to its website.</p>
<p>Andercon is a Canada-based  company specialising in installing, configuring, and administering  Oracle database infrastructures.</p>

<p>The family live in a small, cramped low-cost flat with second-hand worn-out sofas, an old television that was a gift from a relative, and mattresses that have turned yellow.</p>
<p>When visited by an enumerator from the Statistics Department during the census exercise at their home in Desa Mentari near Kampung Medan here yesterday, third child 29-year-old Mariama’s first response was, “Dari kebajikan?”</p>

<p>She gave a small smile of embarrassment when she was told by census officer Norlini Abu Bakar, 22, that she was not from the Welfare Department.</p>
<p>When interviewed by <em>The Star</em>, Mariama said that in her family of seven adults, only three had jobs; two were lorry drivers and one a part-time labourer.</p>
<p>The family’s 47-year-old matron, who was not at home during the visit, works as a cleaner and receives RM300 monthly from the Welfare Department “as she is asthmatic and sickly”, Mariama, the homemaker said.</p>
<p>There were 13 children under 12 years of age living in the unit and all study at SK Vivekananda.</p>
<p>At night, 10 of them sleep in the master bedroom and the rest share the living room space, using mattresses or clothes as bedding.</p>
<p>Norlini said an average of 15 minutes is needed to interview each household.</p>
<p>“Some have been reluctant to respond, mostly due to the language barrier and misconception that I may be a door-to-door salesperson,” she said.</p>
<p>The fifth national population census will be conducted over six weeks until Aug 22.</p>
