Ini yang dikatakan &#8220;Kecundang Sebelum Bertarung&#8221;. Lelongan kali ini juga tidak mendapat sambutan seperti lelongan mega yang sebelum ini padat dengan manusia yang ingin menjadi Jutawan Hartanah seperti Pie2020 dan FaridzAswadi.</p>

<p>Tiara Beach Resort studio unit ada member menang tanpa bertanding = Reserve Price. Tahniah Hisham!</p>
<p>Carjunk VP kalah kepada Pembida lain untuk apt di PJ.</p>
<p>Haslina Indah Water menang tanpa bertanding untuk apt jalan warisan , Hulu Langat Batu 18 setelah unit yang ingin dibida telahpun called off. So ajen dia suruh masuk unit lain yang tiada pembida dengan menggunakan bank draf yang sama. Selagi peguam masih berada di situ, kita masih lagi boleh membeli unit unit lelong yang tiada pembida selepas lelongan berakhir.</p>
<p>Farisal UIA menang untuk unit Apt Lily, tanpa bertanding.</p>
<p>Ikhwan GH kecewa pada percubaan kali pertama untuk Vista Millenium yang Hot!</p>

<p>This time around, Lelongan Bank Islam lebih kurang macam Mega Auction bank yang lain. Dengan menghimpunkan beberapa pelelong, unit-unit yang ditawarkan agak menarik.   Antaranya ialah Pangsapuri Putra Ria, Bangsar  dan D&#8217;shire , Kota Damansara. </p>
<p>Kali terakhir Apt Putra Ria dilelong, ianya mencecah RM120,000. Lelongan tersebut adalah di Property Auction House, Jalan Ampang dimenangi oleh seorang India setelah dia berjaya menewaskan 4 orang pembida yang lain. Salah seorang adalah aku..hehehe&#8230;konon nak dapat harga murah..</p>
<p>Kali ini lelongan menawarkan 2 unit Putra Ria Blok 95 ini. Apabila lawatan tapak dilakukan, kedua-dua unit itu diduduki oleh Tuan Rumah. Fyi, kebanyakan penduduk di sini adalah daripada program pemindahan setinggan. Tuan rumah pun ada bagi tau mereka telahpun menyelesaikan hutang yang tertunggak dengan Bank Islam.</p>

<p>At at to date, dah ada 3 unit called off.  For most of my clients, aku selalu survey bila nak dekat auction. Kalau buat awal-awal then dapat tau unit tu called, kesian la kat aku penat buat kerja&#8230;nak charge client pun aku sedih jugak. Charge murah aje tapi kalau kecundang sebelum berjuang, buang masa aje.</p>
<p>Maybe they love to put up units / properties for auction as only the owner has failed to pay let say only 3 months installment. So by the time of auction coming by, nearer and nearer, owners will settle all the outstanding balance. They have misuse the purpose of auction. Auction is to strike off Non performing loan, usually more than 1 year installment outstanding. Genuine defaulters.</p>
<p>Bukan macam orang yang baru sangkut 3 bulan sahaja mungkin disebabkan sedikit masalah kewangan atau financial restructuring. Pity them. Kesian kat owner, bila rumah depa nak kena lelong, agak-agak korang , berapa ramai yang datang ketuk pintu dan tanya pasal rumah. Suadara dari kampung pun dah lama tak mai, ini tetiba ramai pulak tetamu tak diundang&#8230;termasuk wakil Satu Solution yang buat <a href="http://tuanbri.com/blog/2010/02/half-package-satusolution/">Half package </a>.</p>

<p>Lien didaftarkan dengan menyerahkan dokumen geran hartanah dicagarkan dan (MoD) Memo Deposit yang menerangkan segala syarat dan keadaan ditekankan.<br />
Pemegang Kaveat Lien ini berhak untuk menjual hartanah tetapi selepas mendapat keputusan penghakiman terhadap Peminjam. Inilah kes lelongan mahkamah atau pejabat tanah banyak berlaku. Ramai yang tanya apa beza lelongan mahkamah dengan lelongan awam, yang dikenali sebagai LACA (Loan Agreement Cum Assignment).</p>
<p>Cara mendapatkan cagaran ke atas pinjaman jarang dilakukan pada masa ini memandangkan ramai yang tidak berharta semasa ingin membuat pinjaman.</p>
<p>Walaubagaimanapun, Kaveat Persendirian perlu juga difailkan untuk mengelak sebarang penipuan ke atas hartanah yang dicagarkan.</p>

Kaveat ini pula tidak memberikan hak menjual hartanah tersebut. Ianya hanyalah pemberitahuan bahawa terdapat kemungkinan pihak lain mempunyai hak ke atas hartanah tersebut. Sehinggalah mahkamah memutuskan sama ada hak itu wujud atau tidak. Kaveat ini menghalang sebarang urusan ke atas hartanah, Penjualan Hartanah, Pemindahan hartanah ataupun Mencagarkan hartanah.</p>

Lain kali kalau anda nak beli rumah lelong dan mendapati terdapat Kaveat ke atas hartanah tersebut, tengok tarikh pemfailan kaveat tersebut. Lebih daripada 6 tahun, tidak sah. (Perkara 6 tahun ini juga digunapakai dalam menuntut hutang. Selepas 6 tahun, anda tidak berhak menuntut hutang tersebut).</p>

<p>Bermakna sesiapa yang ingin membeli, hendaklah memaklumkan kepada org yg meletakkan Kaveat itu tadi. Dia ni dipanggil “caveator”. Jadi Pejabat Tanah tak boleh menguruskan hartanah tersebut melainkan memaklumkan kepada caveator tersebut terlebih dahulu.</p>

<p><strong>Siapa yang boleh memfailkan kaveat ?</strong></p>
<p>Apabila pembeli sign kontrak untuk membeli hartanah tersebut, pembeli mempunyai “hak kaveat”. Hak kaveat ini boleh melindungi pembeli akan haknya ke atas hartanah tersebut.</p>
<p>Orang lain yang boleh memfailkan Kaveat ialah :</p>
<p>•	<strong>Orang lain yang sign kontrak</strong> ke atas hartanah yang sama. Benda ni boleh berlaku bila 2 agen hartanah menjual hartanah yang sama kepada 2 pembeli yang berbeza. Pembeli 1 akan meletakkan kaveat untuk menegakkan haknya sebagai pembeli awal. Pembeli 2 boleh meminta “Wang Ehsan”.</p>
<p>•	<strong>Si Pemiutang</strong> yang ingin menghalang si penghutang menjual hartanah tersebut. Si Pemiutang (kalau korang tak paham, ini orang yang bagi hutang-Ah Long, Ceti). Mungkin ada perjanjian yang mana Si Pemiutang dibenarkan memfailkan Kaveat apabila pinjaman diberi.</p>
<p>•	<strong>Orang lain.</strong> Terdapat beberapa senario yang mana mungkin memberikan “Hak Kaveat” kepada pihak tertentu.</p>
<p>Hanya orang yang mempunyai Hak Kaveat saja yang boleh memfailkan kaveat.</p>

<p>Then why we must avoid Insurance ?</p>
<p>We really need insurance, as a matter of fact. </p>
<p>Deifinition :<br />
Takaful is an Islamic Insurance concept governed by Islamic rules and regulations (Shariah). This concept has been practised in various forms for over 1400 years.</p>
<p>Takaful has certain principles which govern this concept these are as follows:<br />
&#8221; Policyholders cooperate among themselves for their common good.<br />
&#8221; Every policyholder pays his subscription to help those that need assistance.<br />
&#8221; Losses are divided and liabilities spread according to the community pooling system.<br />
&#8221; Uncertainty is eliminated in respect of subscription and compensation.<br />
&#8221; It does not derive advantage at the cost of others.<br />
Basically it is based on the principle that members contribute certain sum of money to a common pool. Purpose of this is not profit-making but to follow the principle bear one another&#8217;s burden. </p>
<p>Sharing is caring. </p>
<p>I always ask people esp insurance agent,<br />
&#8221; Can they pay us (policy holders) if all of us died at the same time ?&#8221;<br />
My answer = They Cant! mana ada duit to pay everbody. Kalau 70% pun tak boleh. They have calculation (actuarial science) yang mana shows them the data statistically or rather yearly how many of us (policy holders) will be rewarded. You will be surprised!</p>
<p>My point is = Not fair to the Company.</p>
<p>Commercial insurance is not allowed for Muslims as it involves uncertainty and Riba (Interest). Refer to my article linked above.</p>

<p>BANKRAP, muflis; dua perkataan taboo yang sama maknanya dan digeruni oleh sesiapa sahaja di negara ini. Diiringi pula oleh mitos bahawa semua harta akan dirampas, hilang hak untuk bekerja di syarikat korporat atau kerajaan, terpaksa membanting tulang seumur hidup untuk membayar hutang &#8211; sesiapa sahaja pasti sekurang-kurangnya hampir pitam sekiranya menerima notis kebankrapan daripada pihak bank atau pemiutang.</p>
<p>Persepsi yang salah mengenai proses kebankrapan dan agensi yang bertanggungjawab melaksanakan perintah kebankrapan itu, Jabatan Pemegang Harta (JPH) yang terletak di bawah Jabatan Perdana Menteri, menyukarkan bukan sahaja JPH malah si bankrap itu sendiri.</p>
<p>JPH merupakan pihak yang bertanggungjawab untuk mentadbir dan menguruskan harta si bankrap.</p>
<p>Tugas JPH yang diketuai oleh seorang Pegawai Pemegang Harta (PPH), sekarang ini dijawat oleh Mokhtarudin Baki, bermula sebaik sahaja Perintah Penerimaan dan Perintah Penghakiman (PP&#038;PP) di keluarkan oleh mahkamah. Dalam bahasa orang kebanyakan, PP&#038;PP itu ialah perintah bankrap.</p>
<p>Dari sudut perundangan, Mahkamah Tinggi akan mengeluarkan PP&#038;PP terhadap seorang si berhutang sama ada melalui petisyen pemiutang atau atas permohonan si berhutang itu sendiri.</p>
<p>Ia dibuat berpandukan peruntukan-peruntukan yang termaktub dalam Akta Kebankrapan 1967 dan Kaedah Kebankrapan 1969. Dengan PP&#038;PP, segala hal ehwal aset, tanggungan si berhutang yang sekarang dipanggil si bankrap ditadbir dan diletak hak kepada PPH untuk dikendalikan dan dihasilkan untuk diagih-agihkan kepada pemiutang yang berhak.</p>
<p>Pembayaran hasil pentadbiran (yang dipanggil sebagai pembayaran dividen) dibahagi-bahagikan mengikut peratusan kepada para pemiutang (sekiranya terdapat lebih daripada satu) tanpa mengira siapa yang membuat petisyen bankrapsi.</p>
<p>Menurut Mokhtarudin, perkara yang paling membawa masalah kepadanya untuk menjalankan tugas ialah persepsi bahawa PPH merupakan orang kerajaan yang bertindak untuk mendapatkan hutang bagi pihak pemiutang. Dengan sebab itu, si berhutang biasanya akan melarikan diri sebaik mengetahui bahawa perintah bankrap dikeluarkan terhadapnya.</p>
<p>Gangguan</p>
<p>Bak kata Mokhtarudin: &#8220;Kebanyakan orang Malaysia akan lari kalau dapat perintah bankrap ini, mereka mulalah memindah milik tanah, rumah, kereta kepada kaum keluarga lain &#8211; takut dirampas.</p>
<p>&#8220;Mereka ingat JPH dan saya ini pemungut hutang untuk bank.&#8221;</p>
<p>Tidak ramai yang menyedari bahawa tugas utama PPH ialah melindungi si bankrap daripada gangguan pemiutang. Apa yang berlaku ialah PPH diberi kuasa mencegah pemiutang daripada terus menerus menekan atau mencari atau mengancam si berhutang sepanjang proses kebankrapan itu dilaksanakan.</p>
<p>Pemiutang, tanpa mengira kedudukannya, tidak boleh menyentuh si berhutang selagi beliau dan aset-asetnya berada di bawah PPH. Di situlah terletaknya `keistimewaan&#8217; menjadi bankrap.</p>
<p>Sedikit sebanyak, si bankrap sekarang boleh dikatakan sebagai seorang yang untouchable &#8211; tidak boleh disentuh oleh sesiapa. PPH mengakui setiap orang tentunya mahu mengelakkan pengisytiharan bankrap kerana tidak ada orang waras yang mahu menjadi seorang muflis, namun ada ketikanya, selepas segala usaha telah dibuat, ia tidak dapat dielakkan lagi dan terpaksa dilaksanakan.</p>
<p>Sehubungan itu, si bankrap seharusnya memandang positif peruntukan dan perlindungan yang diberikan oleh PPH kepadanya. PPH memerlukan kerjasama si bankrap supaya segala proses bagi melangsaikan hutang si bankrap dapat dimulakan secepat mungkin.</p>
<p>Selepas lima tahun ditadbirkan, si bankrap akan diberi pelepasan atau dilucutkan daripada status bankrapnya itu atas budi bicara PPH. Ia bersama syarat bahawa PPH berpuas hati dengan kelakuan dan kerjasama si bankrap sepanjang lima tahun berada di bawah penyeliaan.</p>
<p>Di sini terletak keindahan menjadi seorang bankrap. Menurut Mokhtarudin, seorang bankrap yang sudah dibebaskan juga bebas sebenar-benarnya daripada semua hutang yang ditanggung sebelumnya, &#8220;seperti seorang yang memulakan kehidupan baru tanpa ada hutang sesen pun.&#8221;</p>
<p>Sebagai contoh, seorang si berhutang dijadikan bankrap pada tahun 1990 oleh dua buah bank yang menjadi pemiutang kerana tidak mampu membayar pinjaman berjumlah RM5 juta kepada kedua-dua bank.</p>
<p>Si bankrap memberi kerjasama baik kepada PPH dan menyediakan semua maklumat dengan tepat mengenai aset-aset miliknya. PPH dengan itu dapat membuat pentadbiran harta-harta si bankrap dalam tempoh masa yang cepat dan berhasil menjual kesemuanya &#8211; sebuah rumah, sebuah kereta dan tiga bidang tanah kebun yang agak kecil &#8211; dalam tempoh tiga tahun. Hasil yang diperoleh ialah kira-kira RM300,000 dan ia dibahagi-bahagikan antara kedua-dua bank.</p>
<p>Pelepasan</p>
<p>Pada tahun 1995, PPH yang berpuas hati dengan kelakuan si bankrap yang turut memenuhi semua kriteria yang telah ditetapkan, memberikan pelepasan kepada si bankrap di bawah Seksyen 33A Akta Kebankrapan.</p>
<p>Hasilnya, si bankrap sekarang menjalani kehidupan baru dengan tidak dibebani sebarang hutang. Kedua-dua bank tidak berpuas hati dan membantah tetapi PPH menolak bantahan tersebut kerana undang-undang memperuntukkan kepada si bankrap untuk menjalani kehidupan normal yang bebas hutang selepas beliau menjalani `hukuman&#8217;nya.</p>
<p>`Mana ada undang-undang lain yang memberikan pelepasan kepada orang berhutang yang membayar sebahagian kecil sahaja daripada hutangnya? Inilah the beauty of bankruptcy,&#8221; kata Mokhtarudin.</p>
<p>Bagaimanapun, beliau menambah, kesedaran perundangan di negara ini adalah terlalu rendah sehingga tidak ramai yang menyedari keistimewaan bankrapsi. Di negara ini, hanya satu kes dalam setiap 1,000 kes bankrapsi yang melibatkan petisyen yang dipohon oleh si berhutang.</p>
<p>`Di Amerika Syarikat, orang berebut-rebut hendak memohon status bankrap sekiranya betul-betul tidak mampu membayar hutang. Orang kita pula lari,&#8221; kata beliau.</p>
<p>Sebahagian besar daripada mitos yang dikaitkan bersama perintah bankrap itu tidak benar. PPH tidaklah kejam sehingga segala bentuk wang seperti deposit bil air, elektrik dan telefon dirampas.</p>
<p>PPH hanya akan mengambil dan mentadbir apa-apa harta yang cukup untuk membayar hutang yang membuatkan si berhutang itu bankrap sahaja. Jika beliau memiliki hutang sebanyak RM100,000, harta yang diambil adalah setakat RM100,000 sahaja.</p>
<p>Jika si bankrap mempunyai hanya satu rumah, PPH akan menimbangkan supaya rumah itu tidak ditadbir kerana tidak mahu mendatangkan kemudaratan kepada keluarga si bankrap.</p>
<p>PPH juga tidak merampas semua deposit sebaliknya akan menasihatkan misalnya TNB, Telekom atau Jabatan Bekalan Air supaya memindahkan nama kepada isteri atau suami si bankrap kerana adalah menjadi tanggungjawab PPH memastikan si bankrap tidak dibebani sebarang liabiliti tambahan.</p>
<p>`JPH bukanlah pemungut hutang bagi pemiutang, lagi pula jika pun mereka diisytiharkan bankrap, nasihat kami ialah; dunia masih belum kiamat.</p>
<p>`Kami akan membantu mereka untuk melihat semula cahaya di hujung terowong,&#8221; kata Mokhtarudin.</p>

<p>Stevens Corner, the famous indian coffee shop. They collect RM3,000 per member and promise return of RM150 monthly and plans to open nice fanchisee cafe called StevensTeaGarden. </p>
<p>Both collect monies from new members with MLM recruitment schemes and pay the old members like Sunshine Empire.</p>
<p>2. Sunshine Empire <No longer in operation since busted by BNM></p>
<p>This licensed and legal Company has an impressive office at the ground level of KUB building along Jalan Yap Kwan Seng, near Menara Public Bank and AmBank Building . They also have a showroom office at the ground level in the next building.</p>
<p>Although Singapore Govt is investigating them, they did not stop their business as the business is legal.</p>
<p>3. MobilWallet</p>
<p>This Company owned by 2 young men, Stanley &#038; Rey Gan, office in Queens Avenue Park has collect multi-millions the last 2 years. Claimed that they tied up with Telekoms, Utility Board payment like Water &#038; Electricity bills, even Maybank got fooled by them. Advertisement Billboards everywhere. </p>
<p>4. Water Business &#8211; Oxygenated and Alkaline Water Products</p>
<p>One of the better known Company that sold &#8220;oxygen&#8221; water is SITO (Selangor International Trading Organisation). Their customers are made to believe that their water has more oxygen and able to give miraculous effects for the body. Water is H2O, how to put more O into it ? Anyone knows how much oxygen do we breathe into our body everyday at FOC ? Latest news is that this SITO Company is going to create new label to market under a new Company since the SITO name has already gone bad. </p>
<p>Alkaline Products &#8211; The stomach&#8217;s gastric liquid is so acidic that water of any pH that goes through it will not make any difference.</p>
<p>5. Car Fuel Booster &#8211; K-Link</p>
<p>K-Link, the famous scam MLM Company that sold the footpatch TAKARA, later the &#8220;cock-ring&#8221; and energy-card launched the patrol-saving pills last year. Recently many of these cars that used the pills are rushing to the workshops to clean the residual. Few months ago, another MLM Company launched a fuel booster gadget, claimed that saves up to 20% fuel, that is attached to the cigarette lighter. Started off well using binary plan but businese begin to fade now and most users find it NOT effective.</p>
<p>6. Perfumery Products</p>
<p>Lampe Berger &#038; Bel Air</p>
<p>Lampe Berger is not so hot now in the neighbouring countries but there are still new victims every month in Malaysia .</p>
<p>Bel-Air have closed in Malaysia. </p>
<p>Lampe Berger is almost zero in Malaysia. This perfumery product from France with over 100 years history is just bottles and fragrance but the Company marketing them in Asia claimed &#8220;aromatheraphy&#8221; products. Hong Kong TVB aired a program that exposed their scam but their members claimed that HK&#8217;s TVB already apologised to them. </p>
<p>Note that the biggest strenght in a MLM Scam is their members will go all way out to lie in order to defend for their Company. </p>
<p>The reason is simple; these members fear that they will not be able to make their money back if the Company collapsed. Knowing that the Lampe Berger products are moving slow, they add a line of skincare products named Estebel, also claimed to have over 100 years history in France. (Hardly anymore Chinese newcomers, they are now tapping the Malays in Malaysia.)</p>
<p>7. Energy Products</p>
<p>(eg. stone pendants, bracelets, mattress and pillows).<br />
They use all sorts of gimmicks and demonstration to make you into believing them. They will do some tricks and demo to prove that these products really produce energy BUT is there any tricks in their demo?</p>
<p>The effect is actually PLACEBO.</p>
<p>8. Hi-Tech Products</p>
<p>Names like bio-tech, nano-tech that claimed millions of dollars of research involved, eg Bio-Young and XKL few years ago. Most of these will claimed a professor behind them (even with name and picture of a person) or used words like &#8220;U.S.A. formula&#8221;, &#8220;German Technology&#8221; or &#8220;Nanotechnology&#8221;.</p>
<p>9. Investment Schemes <No longer in operation since busted by BNM></p>
<p>SWISSCASH is the King of all.</p>
<p>10. GoldQuest</p>
<p>This Company that claimed to be HK-based started with some non-value gold-plated coins that are sold for over RM2,000 have several names and changed products several times. QuestVacation, QuestNet, etc. They have several offices in Amcorp Mall, PJ and their key person (in fact, the owner), a Malaysian Indian was arrested last year in Indonesia for having involved in a very big Phillipines scam. Most of their overseas offices are closed or inactive but their Malaysia business is still hot, with some &#8220;energy&#8221; products.</p>
<p>11. Numerogy &#038; Fortune Telling</p>
<p>A Company named Visible (new office at Auto City Prai) is using MLM to sell fortune telling classes using your birthday based on numerology fortune telling. Prospects will be told that they need to buy a certain &#8220;number&#8221; between 1 to 9 in the form of pendants or bracelets made of stainless steel and sold from RM600 to RM20,000. Customers, or rather victims are mostly females from rural areas. Very hot in Penang now and a number of spin-off Companies have started.</p>
<p>12. MJ &#8211; Life</p>
<p>MJ-Life &#8211; This Company boost of a very big background with many many years of history which is NOT true. Their people or associates may be long in business but nothing to do with their MLM launched recently. Why do I consider it a scam or bad? New members are told to pay a sum of money (up to RM1000) and you get NOTHING for it. You only get a membership can entitle you to enjoy all sorts of special price and discounts when you have medical check-ups in their centres.. They will claim all those check-ups cost more if done elsewhere. It&#8217;s not true. Only the naive and those new to medical check-ups will fall victims to them. Most members who paid the money ended up with nothing.</p>
<p>13. Seaweed Venture Scams</p>
<p>1 such Company is located in Taman Maluri, Cheras. They will ask you to invest a few thousands ringgits for their venture of growing seaweeds in East Malaysia and you are guaranteed returns. To gain your confidence further, they will tell you your investment money is secured by &#8220;insurance&#8221; or &#8220;unit trusts&#8221; &#038; &#8220;trustees&#8221;. When you ask for further documents to prove, they will give all sorts of excuses or just ignore you because they know they cannot get you. These Seaweed scam is one of the hottest now, warn all your friends about it before they are victimised.</p>
<p>14. MXM (Previously MGM)<br />
This is a master scam among the younger group, very successful 2 or 3 years ago but since there moved to their big 10-storey office at Phileo Damansara and changed name to MXM, their business dropped. They collect members RM3,000 to RM4,000 with credit card monthly easy payment and in return you get a hospital benefits insurance from Pacific Insurance worth only a few hundred RMs together with some you-don&#8217;t-need medical check-ups from their associate Company Pathlab. </p>
<p>15. Gano Excel  </p>
<p>This company from the north, a copycat of DXN selling Lingzhi capsules created a new Company called Gano iTouch to cash-in on the internet like e-Cosway after their Company went down the drain since the last 2 years, selling Linzhi and some no-value energy pendants and alkaline water gadgets. They provide free transport every weekend from KL to visit their Alor Star office.</p>
<p>16. NuLife (HK)</p>
<p>This Company started by some HK people has been in Malaysia for more than 10 years but they have flopped in HK and Malaysia due to bad management and a product scam making use of a prosecuted American named Dr Jeffrey Bland, found guilty of false products claim. Since this case in the US leaked out and many Malaysians found out that the real boss in HK is a Steven Tang (he cheated many Malaysians in another scheme about 20 years ago) their business went down all the way. Now they claim Malaysian partners cheated them and start a new Company in Malaysia . Watch out, this new Company will come out with some investment scheme idea that will get many to lose their money.</p>
<p>17. Arowana Fish Breeding</p>
<p>Oora from Germany , Biofuel (Kompleks Maluri) etc &#8211; These are some newer scams. Arowana fish venture ask you to invest some money and give you fixed return. Biofuel will tell you their Indonesia connections (just like Sunshine Empire before using Taiwan) &#038; Oora from Germany(I never trust those cruel Germans) that market some bio-chips and a gadget that claims to give energy and therapeutic effects of accupunture, tai-chi, yoga, etc depending how you set the toy-like gadget, wear it on your body and you get the effect later.</p>
<p>The health effect is actually PLACEBO.</p>
