At JTR , almost half of of units listed were called off.
Kimi and i were there for 2 units, Penara and Pandan Perdana. Kimi came all the way from Perak just to attend this auction as this is his first time attending an auction.
Penara as usual, full of attention with 8 bidders. Sorry Nija, cant get RP as predicted…(i didnt dream of anything)
I believe 4 bidders were ulat lelong. Only 4 are genuine bidders. Selalu pergi auction dah dapat cam yang mana serious agent, yang mana ulat lelong. Mr Foong daripada Ng Chan Mau sekarang dah mula bertindak keras ke atas ulat lelong ni. Salah satu cara ialah memegang bank draf orang yang tidak membida sekiranya unit tersebut hanya mempunyai 2 pembida sahaja….(i dont think it works).
Apa yang aku dpat simpulkan, di JTR ulat lelong lagi senang untuk menjalankan operasi mereka disebabkan persekitaran dalam dewan lelongan. Ulat lelong ni cuma nak menangguk di air keruh. Muddy water ??
Back to the story, 1st unit up for auction was a flat at Prima Selayang, sold at 61k.
2nd, a double storey mid terraced house in Bandar Tasik Kesuma in Beranang sold for RM103,500 with a 1,400 sf floor area.
3rd was Penara….8 Bidders…Kimi was still trying to grasp the idea of raising the paddle…pening gak..dah lah Kompressor aircond dewan tu kena curi..so berpeluh lah semua yang ada kat dalam tu…Kimi tak lah kantoi sangat berpeluh goyang..hehehe..
lawan-lawan sampai 66k….tanpa melengahkan masa, kimi angkat last budget.67k.

What happened next could happen to anybody.
The auction was completed a short while later….then suddenly the auctioneer made an announcement. Lot 20 was called off. Lot 20 ??? Penara??? He mentioned that the bank rep just called in and informed him about the matter. Aduh! Kecewa kimi…Sorry bro, better luck next time. Selama ni aku ingat rumah lelong akan terjual by fall of the hammer.
Rupanya aku salah. I argued with the auctioneer on that matter. Trying to defend my client. I even spoke to the lawyer’s rep and she agreed to the auctioneer’s defend statement. There is a clause in the C0ndition of Sale stating that the sale can be null and void and the Assignee (in this case, the bank-RHB) shall refund the deposit.
Apa nak buat. Kimi balik Perak dengan tangan kosong. Apapun, its a good lesson for him and me.
Semalam aku tunjuk rumah Barie Penara kat prospective tenants. Ada 2 geng, 1 geng bujang dan 1 geng baru nak kahwin bulan 5.
