Sebelum ini, saya telah bercadang untuk mengadakan Seminar Otai Rumah Lelong di Dewan Mini Satu Solution yang bertempat di Bandar Sri Permaisuri, Cheras. Bagaimanapun Allah Maha Mengetahui. Seminar tersebut telah tertangguh beberapa kali. Dah ramai yang daftar tetapi terpaksa dibatalkan di saat akhir. Kali kedua pun jadi begitu juga. Pihak Satu Solution terpaksa memulangkan wang pendaftaran kembali kepada para peserta yang telah mendaftar. Dalam Seminar Otai Rumah Lelong, saya nak kongsikan Rahsia Rumah Lelong di Malaysia dengan para peserta. Saya juga telah wujudkan satu Team Rumah Lelong yang bersedia membantu peserta dalam pembelian rumah lelong. InsyaAllah Otai Rumah Lelong akan kembali selepas bulan Syawal nanti…..tunggukan kemunculannya!

 

Rahsia Rumah Lelong ini bakal saya himpunkan dalam satu Ebook (eletronic book/Buku Eletronik) yang akan dipasarkan oleh Satu Solution Corp dalam separuh kedua tahun 2013. Masa mula mula buka office dulu, aku ada plan untuk apply Geran daripada Kerajaan khas utk SME (small medium Enterprise) macam Satu Solution Corporate Services.

Yang diberi geran ke atas :
1. Sewa selama setahun.
2. Sewa perkakasan pejabat -mesin photostat dll selama setahun.
3. Bil Internet selama setahun
4. Apa sahaja yang munasabah.

Semenjak itu, aku seorang diri sudah beberapa kali pergi sendiri ke Smidec.

Penat juga..kalau buat kerja seorang diri ni…kalaulah aku dapat masterkan teknik di atas ni.

Mula mula kata fund dah habis.
Kemudian Smidec dalam proses penjenamaan semula.
Fund digantung buat sementara waktu.
Penjenamaan drpd Smidec ke SMECorp selesai.
Fokus telah berubah dari bantuan permulaan SME kepada Konsultansi sahaja.
Tiada fund lansung…..

Memang kena buat slow slow la gamaknya. Ingatkan kalau dapat geran, boleh kayuh laju sikit.
Tapi adat resam orang berniaga. Ada ujian, ditempuhi dengan sabar dan tawakal.

Buat masa ni dah ramai yang merungut servis Satu Solution Corporate Services makin teruk.
Ada yang tulis kat blog.
Ada yang cakap-cakap kat orang lain.
Ada yang pergi buat aduan kat orang yang tidak ada kena mengena dengan Satu Solution Corp.
Ada yang tikam belakang.
Ada lawyer yang aku bagitau diaorang lembap, dia ugut aku pula dengan kata nak saman aku kalau aku tak balik posting mengenai Firma Guaman dia. (Melayu). Sedangkan ramai pelanggan aku merungut memang diaorang ni lembab.
Ada lawyer yang tengking aku bila aku tanya apa status pelanggan aku, tapi bila jumpa balik masa main bola tanya “macammana bisnes, ok ke ?” seoalah olah tiada benda yang pernah menyakitkan hati aku.

Aku akui servis dah makin lembap. Tapi apa salahnya kalau beritahu aku direct / terus terang dengan aku. Buat aku malu sikit dengan apa yang kitaorang ada. Supaya aku sedar di takuk mana kita berada.

Buat masa ni aku still lagi dalam proses pembaikpulihan. Masih banyak (i mean banyak) kelemahan yang harus ditangani.
Ramai juga yang telefon aku sekadar untuk bertanya khabar rakan kongsi aku. Kenapa tak tanya direct dengan dia ? tak dapat nak contact ? dah sms pun tak berbalas ? ada miss called, tapi dia pun tak call balik ?

Time : malam hingga lewat pagi

Terdapat satu job diterima daripada Klien yang menggunakan agen lelong lain tetapi bila part Kasi settlekan rumah tu, barulah diberi kepada Satu Solution. Sebenarnya harga yang kitaorang bagi adalah khas untuk klien Satu Solution yang termasuk dari mula Survey Rumah atau pergi bidding. Sebab tu boleh bagi harga Murah. tapi apapun, perjuangan terpaksa diteruskan.

Job ni aku buat sorang sorang walaupun badan kurang sihat. Rumah yang dimenangi klien ni tingkat atas sekali…tingkat 5, walk up Apt….

Penat beb. Rumah tinggal. Sampah banyak. Katil besi double decker banyak. Debu banyak.

Sampah dalam 15 plastik beg aku pikul dari atas ke bawah…pagi pagi buta…hahahaha..aku memang suka buat kerja pagi pagi buta. Time korang semua tgh tidur. Layan je. Pasang lagu Tribute to PRamle, especially Lagu yang dinyanyikan oleh Seven Collar Tshirt, Jangan Tinggal Daku.

Di area tu, penyewa agak senang untuk diperolehi dan kawasan rumah tersebut agak bersih dan terjaga kerana Badan Pengurusan mengamalkan polisi yang ketat!

Tips beli rumah lelong : Jangan beli tinggi tinggi. Nanti penyewa pun komplain. Hehehe.

Nak aku tikam perut kau ?

Aku selalu berdoa agar aku, keluarga aku di kurniakan kekuatan mental dan fizikal.

 

Takut benda benda seperti ini berlaku dalam keluarga sendiri. Kita tak dapat nak jangka perkara ini.

 

Pernah tak kita terdetik “Dia selalu pergi Masjid, takkan tergamak dia nak buat benda macam tu ?”

atau ” dia tu orang-orang alim. bodohlah dia kalau dia buat benda yang tak elok”

 

Pengalaman aku, lagi alim orang itu lagi kuat dugaannya. Berapa ramai ustaz atau ustazah yang anak mereka kita gelar “lagi jahat dr setan”. Nama pun dah Ali. Ali Setan.

Kuala Lumpur (The Star/ANN) – An angry husband, who was awakened from his morning slumber, beat up and stabbed his wife, Malaysian newspaper Harian Metro reported.

The woman is now in coma and fighting for her life at the Ampang Hospital in Malaysia, the paper said.

A police source told the daily that the couple in their 30s had quarrelled at their Pandan Indah Commercial Park home after the wife woke him up at about 6am on Sunday and asked him to perform his subuh (dawn) prayer.

After repeatedly telling his wife not to bother him, the man lost his patience and started to beat her up.

Despite the assaults, the woman continued to nag him to pray which further infuriated the man.

He took out a knife and stabbed her in the abdomen.

The victim’s screams alerted a neighbour who rushed to the house.

“On seeing the neighbour, the husband fled,” the source said.

Ampang Jaya police chief Asst Comm Amiruddin Jamaluddin said police had mounted a manhunt for the suspect.

However, back to the story. After dinner, we decided to do “Ops Masuk” to a property won by our client last friday.
It is a condo located in Puchong, fronting a lake, which according to the developer, it is part of the development plan.
“Smart Home” tagline nowadays will sell your property like hot cake, even though nobody really knows what is it actually.
For this auction property, we had to “kawtim” with another buyer, for him to let go the right to bid for that property.
So just enjoy!

Market value is around 200k, won at rm170k. Rumah lelongan Gombak was owned by an indian but he left the house unoccupied due to reasons only known to him.

Today my client brought along his family to witness the auction process. He is interested in the Tiara Beach Resort apartment and has been waiting for my instruction when to buy one unit. He specifically instruct me that he want a 2 rooms unit and facing pool. Wow! Quite demanding but what to do. He is my client. Got to satisfy him.

I came early to avoid the traffic and register first on his behalf. Takut maa…takut terlepas registration. But until to date, i have not missed any registration deadline.

Auction started at 3.00pm since they had troubled with the sound system. After few thousand times trying, at last they decided not to use the system. The young auctioneer had to shout at the front. Only a few attended this auction as they are really genuine buyers even though i can see some agents waiting at the front door.

The hot property in this auction was Ridzuan Condo in Subang, nearby Mentari Court. A penthouse unit. 3 bidders. It was sold at an increase of 40k from RP.

Many thanks to Matt and Cengkok for “bagi laluan” to me for this TBR unit. Really appreciate it. Unit no 32, Tiara Beach Resort. RP = RM92k. There is only 1 lucky bidder.

Penara 4 out of 5 units called off ! Left 1 unit at Ehsan Auctioneer . 13 bidders. won at RM76k. Market Value ?
Pening Kepala. I still think this unit is overvalued. Rugi. Somemore this is a Bumi lot and a low cost. Why you want to buy a unit from auction at Market Price ? Still got a lot of repair work to be done on the unit. Just because it is located at Bandar Tasik Permaisuri.

We managed to win only 1 unit for our client.

Got a call from a friend of mine, Mr. Peruzz in the morning informing me there is a prospect want to view his unit in Puchong. I took the oppurtunity to do one site visit on the rumah lelong requested by Satu Solution’s client.

Fetched Mr. Peruzz at KL Sentral and from there we went straight to Puchong. We were waiting for the prospect to turn up.  So in the meantime…..
